I'd like to confirm your reservation for (2) adults ( 2) children and (0 ) dogs (12 months or older) in Suite #  5     at a rate of  300.00   +tax/night for the dates of  11/30-12/2 , 2012 (check-in - check-out dates)

Check-in is after 3 PM - check-out is at 11am the day of your departure.  please keep in mind we have other guests checking in at 3pm, so the housekeeping staff will start promptly at 11am unless you have spoken with our front desk staff.


 we have a ONE MONTH cancellation policy - please mark your calendar appropriately!

If you need to cancel your reservation - you must call the motel 845.688.7200 ext 0

30 days prior to your arrival date or you will be charged in full for the reservation.  A phone message left on our machine does not constitute a cancellation.   Should you cancel, you will receive a cancellation via email.  Please retain this email for your records.  You will be charged the prevailing rate on the date of your arrival.




---The fee for a doggie visit is $25/night per dog.  We cannot allow visits by dogs less than 12 months old.

---Please never leave your dog in the suite unattended unless crated in a crate that you have provided.  There are unique furnishings in the suite and we would hate for you to be responsible.

---Kindly bring towels/blankets as needed to dry your dog and for doggie bedding.  Please put a home brought blanket on any furniture that your dog may use.

---A refundable $100- deposit against damages will be held during the visit.

---We appreciate your attention in keeping our suites clean in this respect.


Our desk manager will call prior to your reservation to get an estimated time of arrival in order to meet you personally and check you in- if you arrive late on your check-in day (after the office is already closed) we will leave an envelope on the office door with your room key.  Let yourselves in and get comfortable!


Please come to the office the next day so we may swipe your card and officially check you in - and say Hello!




Unfortunately, there is NO CELL SERVICE here - it's very intermittent down RT 28 - so please remember that for friends to reach you here they can call our main hotel number (845.688.7200) and then dial 10 + your room number - make sure you let people know your room number before you leave since we don't have 24 hour office hours-  (note:  6a is extension 110...6b is extension 111)

included on your invoice will be an unlimited long distance telephone, cable television and high speed ethernet internet fee of $12.50 per day. here's our rationale: because we do not have cell service, and don't want to surprise our guests with ridiculous "per call" and daily internet charges at check-out (as most hotels in the area do), we offer unlimited calls and internet use at a minimal per day cost!*******


- we do not provide maid service, but we give you lots of towels!! 


-Our after hours caretaker number is posted in your room if you need anything after office hours till 11PM (Carmon 845-688-7409)  - don't hesitate to call them with any questions or concerns during your stay.  After 11PM - we will be in the office at 9am the following am to assist you.



Please note that the grocery store and liquor store in boiceville are on rt 28 about two miles BEFORE you reach our place.. Please bring any food and beverage needs with you...!!

There is no facility for cooking in Suites # 3, 4, or 6b.  Suite 6a has a small cooktop.  All these have minifridges, microwaves, and coffeemakers.

(Our water from the tap is perfectly fine well water,  that you can drink!)

The fireplaces in Suites #1 & 5 are used seasonally from Labor Day til April 15.

Please be aware that places tend to close early here ( about 8 for  stores, 10 or 11 for restaurants / convenience stores / gas stations) so if you are arriving late be well fed, have a  reservation at a fine eatery or bring food.


-And...its not on our website but we do have a natural salt spa outside under the stars - bring a suit and a robe if you're into hot tubbing! Its open from Memorial day until Halloween....
